What Kundu is, and why it is not simply Lara

Kundu sits in the Aksu district, immediately east of the Lara strip, and it is one of the purest examples in Turkey of a tourism zone built from nothing. There was no village here to grow into a resort. The land was farmland and dune, the government zoned it for hotels in the 1990s, and what exists today is a grid of access roads with very large family all-inclusive properties on either side, each behind its own hedge, each with its own fenced section of beach.

The practical consequence is unusual and worth stating plainly: Kundu has no centre, no high street, no pharmacy you can walk to, no supermarket, no bank, no restaurant that is not inside a hotel. There is sand, there are hotel gates, and there is a road. Guests who understand that before they arrive tend to be very happy here. Guests who assumed there would be a promenade are not.

Compared with Lara next door, Kundu is quieter and slightly cheaper. The showpiece themed architecture and the loudest beach clubs belong to the Lara half. Kundu is where the big, competent, slightly anonymous family machines are: eight hundred to twelve hundred rooms, four pools, a kids club running in several languages, an aquapark, and an evening show in an amphitheatre. It is not trying to be charming. It is trying to keep a family of four fed, entertained and in the water for ten days without them needing to make a single decision.

The one thing to check before you commit

More than star rating, more than brand, the question that decides your holiday in Kundu is whether your hotel is beachfront or on the inland side of the road.

Beachfront properties open directly onto their own beach section. You walk out of the garden and you are on the sand. Inland properties own a beach section too, but you reach it through an underpass, over a footbridge or by a shuttle that runs every fifteen or twenty minutes. With a toddler, a pram, a cool bag and three inflatables, that difference is enormous. The inland hotels are typically 15-25 per cent cheaper for the same star rating and the same board, and that discount is exactly what you are being paid to accept.

Neither is wrong. A family who plans to spend most of the day at the pool will barely notice. A family who goes back and forth to the sea four times a day will notice on day one. We ask this question on every Kundu quote before we send it.

The beach

Kundu beach is sand, a shade darker and coarser than Aegean sand, sloping gently for the first ten or fifteen metres. Sunbeds, parasols and towels come with the room in essentially every hotel here, and most beach sections have a bar and a snack point.

Two honest notes. First, in Turkey the shoreline is legally public: what a hotel owns is the right to manage and equip a section of it, not to own the sea. In practice the sections are policed politely and you will be asked for a towel card. Second, after heavy rain the water near the stream outlets can go cloudy for a day or two, which is normal for a river-fed coastal plain and clears quickly.

The afternoon sea breeze that affects the whole Antalya bay reaches Kundu as well. Mornings are usually flat, and by three or four in the afternoon there can be a moderate swell and a yellow flag.

Hotel stock: what family all-inclusive actually means here

Almost everything in Kundu is a four or five-star all-inclusive, and almost all of it is built around families. What that translates to in practice:

• Family rooms and connecting rooms in quantity, rather than the two token family rooms a city hotel keeps.
• Mini clubs, usually split roughly 4-7 and 8-12, with a teen area in the bigger properties. Animation teams commonly work in Turkish, English, German and Russian.
• Aquaparks that operate from roughly mid-May to mid-October, weather permitting. Outside that window, the slides are drained. If the aquapark is the reason you chose the hotel, check the dates.
• Cots, high chairs, baby food corners at the buffet and bottle sterilisers on request.

The board level is usually written as all-inclusive or ultra all-inclusive. Neither phrase is legally defined in Turkey. Ask specifically about à la carte supplements, imported spirits, and whether the snack service really covers the afternoon and the late evening or closes at five.

What a budget realistically buys

The indicative anchor for Kundu is around 80 EUR per person per night, which is a shoulder-season price for a solid five-star all-inclusive with two adults sharing. Around that number:

• Roughly 50-65 EUR: an inland four-star or an older five-star, all-inclusive, beach reached via shuttle or underpass.
• Roughly 80-100 EUR: mainstream beachfront five-star, full aquapark, several restaurants.
• Roughly 120 EUR and above: the larger flagship properties, suites, swim-up rooms and adults-only sections where they exist.

Add 30-50 per cent for July and August. Deduct meaningfully for late April, May, late September and October.

Getting there and getting out

Antalya Airport is 20 minutes away by road. It is the same short transfer as Lara and one of Kundu's genuine advantages, particularly for families arriving late.

Getting out of Kundu means a taxi or an organised excursion. Perge, a genuinely impressive Roman city with an intact stadium and colonnaded street, is about ten minutes away at Aksu and is the easiest half-day in the region. Aspendos theatre is around 35 minutes. Antalya old town is 30-40 minutes depending on traffic. The Düden waterfall is roughly 20 minutes.

When to go

May is the sweet spot for families with pre-school children: high twenties, sea around 21-22 degrees, aquaparks opening, prices well below summer. June is hot and reliable. July and August run to 34-40 degrees with high humidity and every facility at capacity; it is workable if you accept an early-morning and late-afternoon rhythm and stay indoors in the middle of the day. September is excellent, with the warmest sea of the year at 28 degrees and thinning crowds after the first week. October stays swimmable at around 25 degrees, but aquaparks begin closing mid-month. From November most of Kundu shuts.

Who should skip Kundu

Skip it if you are a couple looking for atmosphere, a walk after dinner or anything resembling a town. Skip it if you dislike large hotels, queues at the omelette station and animation microphones. Skip it if you want to explore independently without a car, since every trip out starts with a taxi. Skip it if your budget is tight — Side, Manavgat and Alanya deliver a comparable family product for less, at the cost of a longer transfer. And skip the cheapest inland room in August unless you have confirmed how the beach shuttle actually runs.
